At Gittleman we build relationships from the ground up. We bring our years of association management experience to the table early, working with developers in the planning stages of the condominium development. We follow through by promoting your success in every aspect of the process from marketing to governance. That way, we’re sure the Association gets off to a healthy start—and we’re there every step of the way as you build a strong, stable community.

Sales, Marketing, and Promotion

  • Recommend sales, marketing, and promotional firms/persons who have a successful track record marketing similar projects
  • Attend sales and marketing meetings when requested

Governing Documents

  • Recommend attorneys who specialize in the development of constituent documents and related matters for community associations
  • Provide advice and recommendations on structure and content for Declaration, Bylaws, Reciprocal Easements Agreement, and Rules and Regulations
  • Attend meetings with legal council

Amenities and Services

  • Provide advice and guidance, when requested, on the mix of amenities and services
  • Attend meetings with architects and marketing team

Master Associations

  • Provide advice and guidance regarding the development and structure of communities with multiple associations. This includes master association documents, easement agreements, cost sharing matrix, and multiple interrelated budgets and cost centers

Staffing/Contract Services

  • Provide recommendations regarding management structure and building staff
  • Recruit, hire, train, and supervise building staff
  • Retain initial service contract vendors as required, including—but not limited to —cleaning, maintenance, snow removal, lawn services/landscaping, refuse and recycling, and bulk rate cable/satellite

Financial and Accounting

  • Open bank accounts for the association, track developer assessments on a monthly basis via unit-by-unit tracking, develop a format for monthly financial reporting
  • Prepare initial operating and capital budgets
  • Develop initial assessment schedule by dwelling unit

Technology

  • Recommend technology for voice, data, and internet services based on demographic of buyers

Insurance

  • Advise and secure appropriate insurance coverage for the development
  • Assist in the transition from the builder's risk to the master insurance policy

Warranty and Punch Lists

  • Recommend strategies for effectively resolving both association and homeowner warranty and punch list items

Mortgage Questionnaires

  • Complete lender–required questionnaires, 921 Certifications and other documents related to buyer’s financing

Welcome

  • Develop welcome packet for buyers that includes information about governance, basic services and building procedures
