I wanted to say thanks for the excellent job your company has done to date. My wife and I especially appreciate how quickly our managers secured FHA approval. That, and the professionalism I notice in little things around the building and in notices sent out, stand out against the backdrop of our last two association experiences.
From the moment Gittleman staff stepped in, they have had the utmost professionalism, extreme responsiveness, and thoughtful discussions and decisions with the board and homeowners. Minor and major outstanding repair and improvement projects have been completed or are scheduled for completion. Our reserve study and FHA/VA approval are underway. The staff has provided sound advice regarding neighborhood issues and has renegotiated contracts with vendors to provide the Association with savings. Things are addressed on time, addressed completely, and addressed to satisfaction.
When we were choosing a management company, I had reservations regarding all possible candidates due to the very poor service we received in the past. I was hopeful that Gittleman would be able to provide at least some measure of responsiveness and logic. Gittleman staff has far exceeded my expectations in every way.
I feel that we are in good hands–better than we have ever been. I am so pleased that we chose Gittleman.

I am a MLS Realtor in Grand Marais, MN helping my daughter purchase a Condo. Cook County has a total year round population of about 5,200 people. Business is conducted professionally yet casual, jeans and no ties.
Starting April 2010 we began looking at Condos in downtown Minneapolis, 17 in all. During the process, we came into contact with many of your employees; I am sorry I don’t have all the names or last names. Starting with garage personnel and front desk security, the management and support team were all very friendly, professional and very helpful with attitudes of, “how can we be of service to you.” And what beautifully maintained buildings. I am writing to tell you of the fabulous job that Gittleman Management has done for us. When I was president of our Association, I noticed that there were a lot of major issues in the building that were being overlooked, including a proper audit, proper figures for the budget going forward, a regular maintenance person, a proper evaluation of our parking agreement, and the list went on and on. I interviewed four companies to replace our management and found them all competent, but Gittleman stood head and shoulder above the others.
Since we’ve hired Gittleman, all of these problems have been addressed in addition to many more that we hadn’t even thought of. Our reserves are healthy and the hands-on manager is always available. I now feel comfortable with the future of the building. The property is not the most expensive building in the downtown area, yet we have retained our values (more than many other buildings downtown). As a successful Realtor, I attribute a large portion of this success to the terrific service provided by Gittleman Management.

We were previously with another property manager for about five years and in that time, had acquired over $60,000 in past due accounts. Since switching companies, our Association has progressed greatly in the amount of money we are able to save and put into our reserves. Our debts are decreasing. We are starting to get back on the right track.
Gittleman Management has suggested many strategies to cut costs, make new investments, and make our Association prosper into the future. I highly recommend choosing Gittleman Management for all your property management needs.

When someone exceeds your expectations, you wonder if they were born with this ability. Or were they coached to achieve this goal? However it happened, Gittleman has in their employment one of the best of the best. She is not only articulate, knowledgeable, persuasive, patient, a good listener, no nonsense with vendors, possessing good judgment, and responsive to the tenants in a timely and informative fashion, but also follows through on what she says she is going to do.
You might have guessed this person is our property manager. Now you know.

Our manager walked into a very volatile situation—one that was full of negative emotion. He has been exemplary in his handling of some really tough situations. We have some pretty needy residents and he has handled them without flinching. He has a maturity about him that is immediately evident in how he handles controversy.
I have heard nothing but positive comments from residents. He is sensitive to their needs, seeks out solutions and really works to help make the best of what is, frankly, a crappy situation.
His attention to detail is a critical strength. If he says he will do something, he does it.
His has not been an easy job. I will assure you, the association believes that the dollars spent to hire him on were some of the best dollars spent on this project.
I just wanted you to know how valued he is—I full believe he would be a great asset for and a great representative of your organization. I know you pride yourself in knowledge and service—both of these are qualities our manager exhibits every day onsite.

A year ago we were where you are now, searching for a new management company, conducting interviews, and calling references. It’s a lot of work for volunteers!
We were dissatisfied with our management company. We had a long list of maintenance needs. We had a need for better communication and updated policies. We had gone through four caretaker couples in four years and had a six- month gap without anyone on site. Our last property manager was clearly not a good match for the needs of our Association but we were not given the option of working with anyone else.
We had lengthy second interviews with three companies and ultimately chose Gittleman Management. As we complete our first year with them, there have been many improvements.
This year we are renovating both elevators and discovered (unexpectedly) that the pool needed renovation or it could not open.
We just marked the one-year anniversary with our onsite manager. Today we celebrated the opening of one newly redone elevator. Residents have been enjoying the pool since the 4th of July, and no, we haven’t had a special assessment.
At this point we have a much better team: our property manager, onsite manager and the board are in much closer communication than with previous board experience.
The board is more confident in the information given us during decision-making. We have re-formed an Architecture, Building and Design committee and will be doing some long-range planning. We have been assisted in calling in other resources, for example, our arborist made a presentation to homeowners about our trees, their care, and the value they add to our property. Homeowners had not had access to this level of information before.
As president, I have had support and resources to draw on in difficult situations—and there have been several. We can’t do anything to change market conditions, but we can provide better stewardship of our building, create a stronger sense of community, and offer better support to those who are willing to volunteer.
The synergy of a management company, onsite manager and board working in harmony has led to positive change in our Association and I hope your decision to change management companies will provide you with such benefits.
I have been on the board and worked with Gittleman Management since 2003. Overall, Gittleman has done a superb job managing the property of our Townhouse Association. It consists of 62 units, and is comprised of 30 duplex style townhomes and 2 single-family homes.
Gittleman has the capacity to manage the day-to-day operations. For example, Gittleman manages all vendor contracts per the direction of the Association board. Years of establishing relationships with contractors (plus having over 200 clients) provides Gittleman a unique ability to negotiate with these contractors for the most competitive contract prices. When contracts expire, Gittleman will aggressively seek out multiple bids from various contractors to ensure the Association has options when it is time to renew. Having said that, our experience with Gittleman also helps to provide stable vendor relationships to enable continuity.
Our property manager has always handled every situation and homeowner need conscientiously and respectfully with the best long-term interest of the Association at the forefront.

I have had the pleasure of working with our property manager at Gittleman Management Corporation for 5 ½ years and it is truly an honor to give her my full recommendation.
Since the inception of the Association in 2005, I have been president of the board and worked side by side with our manager in all capacities. This provides me a 5 year testament to the stellar job that she continues to do year after year.
She has consistently demonstrated the highest professional standards while serving our community. Over the years, she has effectively handled and addressed homeowners’ concerns, aggressively sought bids and negotiated the cost of services with contractors to save our Association money and yet maintain our high standard of living, and has been a true guide and mentor to all board members, providing our Association solid advice and helping guide our decision process. She has always been proactive in making recommendations as well. For example, she advised that our association conduct a reserve study to ensure our reserve funds were adequate for the next 30 years—2 years before it was mandated by the State of MN. Her hands on management style offers our Association timely administrative support, accurate monthly financials, yearly budget proposals, and several weekly inspections of the property. All the board members, me included, frequently seek advice from her and are always satisfied with her recommendations.
Property management is an extremely complicated and labor intensive affair that needs constant attention and our property manager at has done a superb job managing the properties. Having her lead our Association, which consists of 197 units, provides board members and homeowners the peace of mind that their most valuable asset is in being managed by a true property management expert.

My husband and I are moving in the next couple of weeks. We have loved our time in the building and are only moving because we don’t use our loft very much these days and we are downsizing.
We have owned condos in several different buildings over the years here and in other cities. Gittleman has by far been the best management company we have experienced.
The property manager does an excellent job. She provides great information and responds effectively and immediately. We have not had the time to be involved in the work of the condo board, but we read information carefully and have seen the care with which issues are tackled. The building is always kept clean and maintenance is always up to date.
I’ve expressed my thanks over the phone, but I wanted you to be aware of our appreciation.
Two years ago, we entered into our first contract with Gittleman Management. We have found them to be responsive, proactive, solution oriented, fiscally aware and creative in the way they fulfill their responsibilities. For the past three-and-a-half years I have been on the board of the Condominium Association–one entity in a very complicated, mixed-use building. The commercial portion of the building has, in the last two years, been through two changes of ownership and a bankruptcy, leading to some chaos. This has prompted the Association to seek new management. On the advice of more than one source, we hired the Gittleman Management Corporation.
In a few short months, our documents have been thoroughly read, properly interpreted, and promptly implemented. One immediate result was the renegotiation of our cleaning service contract, which has lowered our costs by over $3,000 per year. Our manager has spent numerous hours solving problems great and small, responding quickly to emails and phone calls, dealing graciously with both the board and individuals, and making sure that we are in compliance with the law.
Gittleman is now engaged by all the entities of the mixed-use building to handle management and governance. The residents are very pleased with the services of Gittleman Management.

Our board members are extremely pleased with the assistance and guidance we receive from Gittleman Management. Their attention to the selection of contracting firms to perform both building maintenance and site development and repair has been efficient and effectively managed. They currently employ fully computerized facilities including a well-managed website for our Association. It includes all of our financial reports and related board meeting activity for resident review. Prior to each board meeting, financial reports are provided defining monthly income and expenditures against budget.
Our board was also able to complete an update of our rules and regulations with the help and guidance of Gittleman. We have found that the experience they have in the management of other associations is invaluable when we are faced with the kinds of responsibilities required in the management of our Association.
At this point in our Association life, we are about to extend Gittleman Management's contract. Based on the experience we have had with their firm, we are pleased with their performance and recommend them as highly competent.

As I near the end of my service as president of the Association, I want to give a personal thanks to you and your entire team for the hard work and significant contributions to our success. Many owners have stood up in our open meetings and thanked us for such a well run building with outstanding staff and management that goes the extra mile. I could not agree more.
Often unnoticed is the work that is performed by the management company behind the scenes. As president, I have observed the following:
- Operating expenses have been effectively managed within budget. Expense savings (energy conservation and other) have increased our contribution to reserves without increasing our assessments. The investment policy Gittleman drafted for us has helped us invest funds wisely.
- The board has received consistent, organized, detailed reports in preparation for meetings, and members of the Association have received frequent and informative communications.
- Management has consistently and effectively addressed violations of the rules and regulations by both owners and tenants.
- You have been a dependable source of good advice and counsel for which we are very grateful.
In sum, we think Gittleman does a great job.

Over the years, I worked personally with your building managers. I found each of them to be ethical, knowledgeable, and organized, and to work without exception, for the betterment of the Association homeowners and residents. Gittleman staff consistently conducted themselves with the highest degree of professionalism and integrity. They worked successfully to support the board in making good governance decisions on often complicated issues, and guide us toward decisions that were in the best interest of the Association. Gittleman's onsite and offsite staff have successfully managed building maintenance issues, both large and small, and have recommended outside consultants and contractors as was appropriate.
I would not hesitate to recommend Gittleman Management for any condominium or townhouse association seeking management services.

I can confidently say that Gittleman Management is a class act and our manager is wonderful to work with. When compared to our last management company the difference is night & day. We receive a lot more service from Gittleman (additional meetings, ground inspections, website creation, maintenance, and hosting) for less than we were paying from our former management company. It is apparent that Gittleman is a hands-on, service oriented company.
Our manager personally has been excellent to work with. She has been more than a community manager but also an educator to our board. This has been very helpful as we are all first time board members and didn’t receive much guidance from our former manager. You can definitely tell she knows what she's doing and she cares about our needs! She is very quick to address any matter that is brought to her attention and responds in a timely fashion. Our Association has been under contract for management services with Gittleman Management Corporation for a little over two years. At the time we approached Gittleman, we were struggling with maintaining functional operating and capital replacement budgets, properly maintaining our building, holding the developer accountable for their warranty responsibilities, and communicating with residents.
Gittleman Management reviewed all of our contract services, lowered the expense of our services, and in some cases brought in new service providers who are able to provide a higher quality service at a lower price. Our building is cleaner and better maintained than it has ever been. Our manager comes to the property on a regular basis and communicates very well with our membership through the website that Gittleman provided, over the phone, and in person—whatever it takes.
We are operating within budget and receiving clear financial reports so we know where our money is being spent. We are also addressing priority capital replacements, and planning and funding for medium to long-term capital replacements. We were fortunate to have the assistance of Gittleman to help procure additional resources from the developer to fund a portion of these capital projects.
I would strongly recommend Gittleman Management to any community association and would be please to service as a reference upon request.
