Board meetings
- Attend all Board meetings
- Facilitate discussions on all matters of importance
- Provide resources for the Board members’ decision-making
- Provide advice/recommendations
- Implement Board decisions in a timely manner
- Prepare and distribute the required annual meeting notice and proxies
- Attend and administer the annual meeting
- Handle all enquiries from homeowners regarding association issues and responsibilities
- Serve as liaison between homeowners, Board of Directors, service vendors and local government entities
- Provide close communication to the Board of Directors on all issues on an ongoing basis
- Communicate and meet with individual homeowners on a one-to-one basis to resolve individual issues as required
- Coordinate development of and post timely information on association web site
- Administer the association’s master insurance program, including the annual bidding of the master policy
- Provide advice on managing the policies and procedures of the master insurance program
- Manage claims and property restoration requirements
- Prepare all disclosure statements and related documentation on behalf of the association (Cost of disclosure statements is to be paid by unit owners.)
- Advise and assist in the development of an effective set of Rules and Regulations or Homeowner’s Manual that is appropriate for the association
- Advise on the formation and function of committees to work in the association
- Act as liaison between the Board of Directors and legal counsel on the association’s legal issues
